Alpha Luxe Properties Terms and Conditions

1. Introduction

By accessing or using our website, booking a stay, or viewing a property through Alpha Luxe Properties (“we,” “our,” or “us”), you agree to be bound by these terms and conditions. These terms apply to all users of the service.

2. Services Offered We offer:

  • Fully furnished short-term stays (Airbnb-style properties)

  • Unfurnished rental houses/apartments

  • Property viewing services for rentals

3. Booking & Payments

  • Airbnb bookings must be paid in full before arrival via M-Pesa, Apple Pay, or card.

  • For rental properties, a Ksh 2,000 viewing fee applies for one-day access to available units.

  • If you decide to proceed with a rental, 50% of the monthly rent is payable to Alpha Luxe as a service fee. Any further negotiation or payment is strictly between the tenant and landlord.

4. Cancellation & Refund Policy

  • Airbnb cancellations follow the cancellation policy shown at the time of booking.

  • Viewing fees are non-refundable.

  • Service fees (50%) for rentals are refundable only if the landlord declines the arrangement or if Alpha Luxe is unable to secure the unit.

5. Guest Responsibilities Guests are expected to:

  • Respect the property and neighbors

  • Not engage in parties, smoking

  • Notify Alpha Luxe of any damage or issues

6. Check-in/Check-out

  • Check-in and check-out times are flexible but must be confirmed in advance

  • Early or late arrivals must be communicated

7. Property Quality & Accuracy

All listings are inspected and verified by Alpha Luxe. We strive to ensure all photos and descriptions are accurate. However, minor variations may exist.

8. Airport Pickup & Extras

  • Airport pickup may be available depending on driver availability and must be arranged in advance

  • Extras like cleaning or early check-in must be requested and confirmed ahead of time

9. Liability

Alpha Luxe Properties is not liable for:

  • Any loss, injury, or damage during your stay

  • Issues arising between landlord and tenant after the service fee has been paid

  • Any service disruptions outside our control (e.g., electricity, water outages)

10. Communication & Support

  • Support is available by phone, W hatsApp or Email

  • Nairobi and Mombasa clients have separate support lines

11. Changes to Terms

We may update these terms at any time. Continued use of our services implies acceptance of the revised terms.

12. Governing Law

These terms are governed by the laws of Kenya.
